Pre-Listing Appraisals for Sellers
A pre-listing appraisal is an independent valuation ordered before a home goes on the market. It gives the seller a defensible asking price, evidence to support negotiation, and early warning of issues that could derail the buyer's lender appraisal weeks later.
Agent price opinions are useful, but they are not independent. An appraisal ordered before listing separates the pricing decision from the listing pitch.

When should I order a pre-listing appraisal?
Order it two to four weeks before the home goes live, after any repairs or cosmetic work are complete but before photography and pricing conversations. That timing lets the value inform the list price rather than justify it after the fact.
What increases appraised value
Permitted square footage, updated kitchens and baths, impact windows, a newer roof, functional layouts, and genuine water frontage or dockage. Cosmetic staging, unpermitted additions, and personal property generally do not move an appraised value.
Frequently asked questions
- Does a pre-listing appraisal have to be disclosed to buyers?
- It is the seller's report, and sharing it is optional. Many sellers use it selectively during negotiation. Known material defects, however, must always be disclosed under Florida law.
- Will the buyer's lender accept my pre-listing appraisal?
- No. Lenders must order their own appraisal through their own channel. A pre-listing report still helps by surfacing issues early and supporting a rebuttal if the lender's value comes in low.
- What is my home worth?
- Automated estimates rely on public records and can miss condition, view, renovations, and condo line differences. An appraisal establishes value from verified sales and an actual inspection of your property.
