Appraisal review versus a second appraisal

A review examines whether an existing report is credible: were the comparables appropriate, were adjustments supported, was the scope adequate. A second appraisal develops an independent value. Counsel often starts with a review, then commissions a full appraisal if the review finds material problems.

Retrospective value in litigation

Damage, breach, and dissolution claims usually require value as of a past date. Historical MLS data, permits, listing photographs, and market condition analysis reconstruct what a buyer would have paid on that date.
