Investment and Rental Property Appraisals
An investment property appraisal values a rental, duplex, or small multifamily building using both comparable sales and the income the property generates. Reports typically include a market rent schedule and an operating income analysis alongside the sales comparison conclusion.
Investors buy cash flow and exit value. The report addresses both, so the number supports lending, partnership, and disposition decisions.

How the income approach works
Market rent is estimated from comparable leases, vacancy and operating expenses are deducted to reach net operating income, and that income is converted to value using a capitalization rate extracted from local sales. For one-unit rentals a gross rent multiplier is often the more reliable indicator.
Short-term rental income
Municipal rules across Miami Beach, Miami, and Fort Lauderdale differ sharply. Where short-term rental is legally permitted and demonstrable, that income stream is analyzed; where it is prohibited, it is excluded regardless of historical performance.

- Do you appraise duplexes and small multifamily buildings?
- Yes. Two-to-four-unit residential properties are appraised on Form 1025 with rent schedules, and larger residential assets are handled in narrative format.
- Is rental income included in the value?
- Income is one indicator of value alongside comparable sales. In owner-occupied neighborhoods sales dominate; in investor-driven submarkets the income approach carries more weight.
