A desktop appraisal values a property from verified market data without a site visit; a drive-by appraisal adds an exterior observation. Both are faster and less expensive than a full appraisal, usually $250 to $450, and are used when interior access is not practical.
Limited-scope assignments answer the value question quickly when a full interior inspection is unnecessary, impossible, or premature. Scope and any extraordinary assumptions are disclosed plainly in the report.

When a limited scope is appropriate
A desktop or drive-by appraisal works well when the interior condition is known, when the decision is preliminary, or when the property is tenant-occupied and access is difficult. It is not appropriate when the value must be defended in court or relied upon by a lender requiring a full interior report.
