Waterfront value depends on the specific water, not the word waterfront. An appraiser analyzes frontage type, water depth, bridge and ocean access, seawall condition, dockage and lift capacity, lot width at the water, and view orientation, then selects comparables with genuinely similar characteristics.
Not all frontage is the same
Oceanfront, direct bayfront, wide-canal, narrow-canal, and lake frontage occupy different market segments. Substituting a canal sale for an oceanfront sale, or a lakefront sale for a bay sale, produces a conclusion the market will not support. The first task is to define which segment the subject actually competes in.
Boating characteristics
For canal and river properties in Fort Lauderdale, Coral Gables waterways, and the Miami Beach islands, buyers pay for usable access. Controlling water depth at low tide, the presence of fixed bridges between the property and the ocean, canal width for turning, dock length, and lift capacity all shape the buyer pool.

Waterfront segments often produce only a handful of relevant sales per year. The appraiser may extend the search period, adjust for market conditions with paired evidence, and verify details directly with the brokers involved, because listing remarks rarely disclose depth, bridges, or dock specifications accurately.
